Nearly 4100 apartments in 7 BTO projects will be available

In February 2024, nearly 4,100 flats in seven Build-to-Order (BTO), BTO developments will be available. These include two projects in Bedok and an integrated development at Tanglin Halt.

There will be flats near the Punggol Reservoir and 1,120 units in Woodlands.

On December 5, the Housing Board released information on its website about seven projects which will be launched as part of the first BTO sales exercise in 2024. The Housing Board will be offering flats at Bedok, Queenstown and Choa Chu Kang as well as Hougang, Punggol, Woodlands.

The integrated development at Tanglin Halt will launch 250 flats with two and four rooms. This is one of Singapore’s earliest housing estates in Queenstown.

In October, HDB revealed plans for an integrated development that will be a major feature of the revitalized estate.

Five minutes walk will take you to the Commonwealth MRT Station, which is located at the site bordered by Tanglin Halt Road. The future launch of the site is not clear.

This will be the second BTO in Tanglin Halt. Up to 5,500 apartments will be built over the next 10-15 years as part of the redevelopment plan.

The integrated development will be built on the site where the Tanglin Halt Neighbourhood Centre was. It will include HDB flats and shops as well as a hawker center and market. The Queenstown Polyclinic, located in Stirling Road, will be moved to the new complex.

Property analysts believe the project is likely to be launched as a prime location public housing project, similar to the Tanglin Cascadia BTO Project launched in October.

This model includes extra subsidies and stricter resale requirements, such as a minimum 10-year occupation period, and subsidy clawbacks, which are typically set at 6%.

This development is likely to be popular with buyers due to its close proximity to amenities, and the fact that it’s only 300m from an MRT station.

The projects in Bedok, on the other hand, will consist of 950 flats, including flexi-flats with two rooms, and four- and five room flats, spread across two plots.

Two bus stops away from the Bedok Integrated Transport Hub is New Upper Changi Road. It is located next to Bedok Green primary school.

HDB will launch a project of 960 units in Punggol. The site is located next to the Punggol Reservoir. The development will include two-room flexi flats, three-, five- and four-room apartments.

The largest project will be a 1,120-unit Woodlands project, which includes two-room flexi flats as well as three-, five-, and four-room flats. The project will be constructed in Woodgrove Avenue, Rosewood Drive.

Choa Chu Kang will offer 460 flats with two, three, and four rooms, all located next to the Pang Sua Canal. Nearby is the Rail Corridor, an extremely popular hiking trail.

The third and last project to be built in the new housing estate on the former Pang Sua Woodland site. The Urban Redevelopment Authority did not include green spaces in its 2019 masterplan. After an environmental assessment and public feedback, HDB revised plans in July 2022 to retain 2ha greenery.

In October, the first two Rail Green I and II projects at CCK were put up for sale.

In that sales exercise, the larger flats were the most sought-after. About 1.7 applicants applied for each of the five-roomed and three-generation apartments.

In Hougang Street 13, approximately 350 two-room flexi flats, three-room and four-room apartments will be introduced. Bartley is the nearest MRT station, located about 850m from this property.
